South Quay Plaza
Location: Canary Wharf, London
Sector: Residential Property
Project Overview
South Quay Plaza is a major high-rise residential development located just south of Canary Wharf on the Isle of Dogs. With multiple towers exceeding 200 metres in height and a construction programme running through to 2028, the project presents complex technical challenges around movement, loading and long-term system performance.
Our Approach
VIP is working closely with the client over an extended period, providing a full expansion design service tailored to the scale and height of the development. Our team is carrying out a detailed review of expansion requirements across the building, supported by regular site visits to validate assumptions and interfaces as construction progresses. Drawing on strong product and industry knowledge, we are developing a compliant, buildable solution that addresses thermal movement, vertical loads and installation constraints, while remaining aligned with relevant standards and approvals.
Execution
As the project continues, VIP is supplying a comprehensive range of expansion joints, anchors and guides suited to the demands of a super-tall residential scheme. Ongoing communication with the site team ensures technical queries are dealt with promptly and changes are managed without disruption. Our structured ISO 9001 processes, combined with WRAS-approved products where required, support consistency and accuracy from design through to delivery.
The Outcome
The ongoing works are delivering a robust, well-coordinated expansion solution capable of supporting a landmark development of significant height and complexity. The project continues to demonstrate VIP’s ability to combine technical design expertise with practical site involvement, reinforcing our position as a trusted partner on large-scale, high-rise residential developments where precision and reliability are essential.
